The federal Underused Housing Tax is gone for 2025 and later years, but that does not mean the earlier years vanished.

Quick answer: No UHT is payable and no return is needed for 2025 or later, but the filing rules and penalties for 2022 to 2024 still apply.

Is the Underused Housing Tax gone?

Budget 2025 eliminated the UHT from the 2025 calendar year, and the legislation received royal assent on March 26, 2026. No UHT is payable and no UHT return is required for 2025 or later years.

What still applies from 2022 to 2024?

All UHT requirements continue for the 2022, 2023 and 2024 calendar years. The 2024 return was due April 30, 2025. A late or missing return from those years can still lead to penalties, even if the CRA has not contacted you.

Who should double-check their filings?

  • Anyone who owned Canadian residential property on December 31 of 2022, 2023 or 2024
  • Corporations and trusts that were unsure whether they were excluded owners
  • Owners who filed late, or are not sure a return was filed

What about BC and Vancouver property taxes?

The BC Speculation and Vacancy Tax and the City of Vancouver Empty Homes Tax are separate and still apply. See the guide to those two filings.
